Why Your Listing Should Accept This VA Offer
You have an offer backed by a VA-guaranteed loan. Here is what that means for your seller, in the order it will matter to them.
1. The loan is guaranteed by the federal government.
The buyer's zero down payment isn't a gap in the file — the VA guaranty to the lender takes its place. That guaranty is why the down payment can be zero, and it is a stronger backstop than a 5% deposit from a conventional borrower.
2. The buyer passed a test your other offer didn't have to.
VA underwriting applies a residual-income requirement on top of debt-to-income: verified income remaining after the new housing payment and all monthly obligations, measured against a VA table by household size and region. Conventional financing has no equivalent hurdle.
3. You are not required to pay the buyer's costs.
Seller-paid concessions on a VA transaction are capped at 4% of value. A cap is a ceiling, not an obligation. Any credit in this offer is negotiable on the same terms as any other offer you're holding.
4. If the appraisal is light, you get two chances to defend the price.
- Tidewater: before a low Notice of Value is issued, the appraiser notifies the lender, and supporting comparable sales can be submitted.
- Reconsideration of Value: a formal challenge after the fact, with comps.
Neither process exists on a conventional appraisal. The VA-established value also travels with the property for a set period, which cuts both ways — worth knowing before you re-list.
5. The escape clause is an appraisal contingency.
The VA amendatory clause permits the buyer to withdraw without forfeiting earnest money only if the VA-established value lands below the contract price. It's mandatory federal language, and its practical effect matches the appraisal contingency already in most offers.
6. Minimum Property Requirements are about safety, not taste.
Working mechanicals, sound roof, safe electrical, functioning water and sewer, no active infestation, safe access. Dated kitchens, worn flooring, and cosmetic wear do not fail a VA appraisal. Two items catch sellers out: chipping paint on pre-1978 homes, and blocked or unsafe access to utilities and attics or crawlspaces.
7. Timeline.
VA purchase closings track conventional closings closely. Delay in a VA file comes from a lender who seldom writes them, not from the program. Ask for the lender's VA volume — a real number should settle the question.
