Booking a session is not a listing agreement or a buyer representation agreement — those are separate documents, signed only if we both want to work together. Dan Cruz is a licensed real estate broker in Illinois.

The four things everyone asks.

How does the credit-back at closing work?

If you transact with me — list with me as your seller's agent, or close a purchase with me as your buyer's agent — the full session fee is credited back to you on the closing statement. If you go with someone else, you keep the scorecard, the strategy, and the recap PDF, and the fee stands as paid.

Why is this paid when every other agent's consultation is free?

Because a free consultation is a sales call, and both of us know it. Charging for the hour means it gets spent on your deal instead of on a pitch — and an agent who discounts their own fee before the work starts is telling you what they'll do when it's your money on the table.

Do I need to have a house picked out already?

No. Buyers get the most out of this before their first offer, and sellers before the listing goes live. If you do have a specific address in play, bring it — the scorecard is sharper with a real property in front of it.

Is this available outside Illinois?

The coaching is, anywhere — strategy isn't a licensed activity. Representation is Illinois only. Outside Illinois the session ends with a referral to a licensed partner broker in your state, and the credit-back doesn't apply, since I'm not the agent of record.
