Privacy Policy
Last updated 1 November 2026 · Applies to dancruzhomes.com and the Dan Cruz Homes app for iPhone and iPad
Dan Cruz Homes is run by Daniel Cruz under Fat Cat Asset Management, and is licensed under the brokerage Westward360. This policy covers the website, the Property Readiness Grader, and the Dan Cruz Homes app. You have an account so that the properties you grade follow you between the app and the website. We don't sell your information, and we don't use it for targeted advertising.
- We collect your email address and the properties, scorecards, notes and photos you add.
- We never sell or rent personal information.
- If you agree to it when you start the grader on the website, we send you occasional emails about Dan Cruz Homes and related Fat Cat Asset Management services (coaching, NOD tools). Every email has an unsubscribe link.
- There are no advertising trackers, no ad IDs and no third-party marketing pixels, in the app or on the site.
- We never see your card number. Stripe and Apple handle payment details.
- You can delete your account and everything in it from inside the app: Account → Delete my account. Or email hello@negotiatorsondemand.com.
What we collect, and why
| What | Why |
|---|---|
| Email address, and your password or Apple or Google sign-in | To create your account and sign you in. If you use Sign in with Apple and choose to hide your email, we only get Apple's relay address. Passwords are stored hashed by our sign-in provider, so we never see them. |
| Your name, and whether you are a seller or an agent | To label your properties and set up the app for how you use it. |
| Property details | The address, state, owner or client name, scorecard answers, score, notes and date you enter. They are saved to your account so the same properties appear on the website and in the app. |
| Photos | Only photos you take or choose for a property. They are uploaded to your account and attached to that property's scorecard. The app asks before it uses your camera or photo library. |
| Subscription status | Whether your portal subscription is active, when the current period ends, and an ID for the purchase from Stripe or Apple. That's how one purchase unlocks both the app and the website. |
| Notification token | Only if you allow notifications. It lets us tell you when Dan has left feedback on a property. |
| Enquiries and newsletter sign-ups | If you send a form on the website or join the newsletter, we keep what you sent so we can reply. When you start the grader on the website, you also agree to occasional emails, sent through Kit (ConvertKit). You can unsubscribe from any of them. |
What we do not collect
- No advertising or tracking IDs. The app doesn't use the Advertising Identifier or ask for tracking permission, because it doesn't track you.
- No card numbers, CVVs or bank details. Those go straight to Stripe or Apple.
- No contacts, microphone, location or health data.
Sharing a property
Every saved property has a private share link. Anyone you give the link to can see that property's scorecard, read-only, on dancruzhomes.com. If you've subscribed to the portal, Dan Cruz can see your properties so he can give you feedback. That feedback is the service you're paying for.
Who else handles your data
We only use companies that do a specific job for the product, and none of them may use your information for their own marketing.
- Supabase: accounts, sign-in, the database, and photo storage.
- Vercel: website hosting.
- Apple: Sign in with Apple, notifications, and purchases inside the app. Apple only tells us that a valid subscription exists and when it ends.
- Google: Google sign-in, if you choose it.
- Stripe: payments on the website.
- Kit (ConvertKit): email, for people who agreed to receive it.
We will also disclose information where the law requires it. If Dan Cruz Homes is ever sold or merged, your data may transfer with it, and this policy will still apply to it.
Subscriptions bought in the app
When you subscribe inside the app, Apple takes the payment and gives the app a signed receipt. The app sends that receipt to our server, which checks it with Apple and records that your account is subscribed. That's why a purchase on your iPhone also unlocks the portal when you sign in at dancruzhomes.com with the same account. We never receive your payment method, your Apple Account name or your billing address.
How long we keep it
- Account, properties and photos: until you delete them or your account.
- Payment and subscription records: as long as tax and accounting law requires, usually seven years, even after the account is closed.
- Support email: while it helps us sort out your issue, then deleted.
Your choices
- Delete it. In the app, go to Account → Delete my account. That removes your properties, photos and scorecards everywhere, including on the website. Deleting your account doesn't cancel an App Store subscription. Cancel that in Settings → Apple Account → Subscriptions.
- See it, correct it, or take a copy. Email us and we'll send you what we hold, fix what's wrong, or send you a machine-readable export.
Email hello@negotiatorsondemand.com for any of these. We aim to reply within 30 days. In the EEA or UK, these are your GDPR rights of access, rectification, erasure and portability. In California, they are your CCPA rights to know, delete and correct. We don't sell or share personal information as those laws define it, so there is nothing to opt out of.
Children
Dan Cruz Homes is for adults buying or selling property. It isn't directed at children under 13, and we don't knowingly collect information from them. If you think a child has made an account, tell us and we'll remove it.
Security
Traffic is encrypted in transit and passwords are hashed. Database access is restricted so each account can only reach its own rows. The app keeps your sign-in in the iOS Keychain, and our server checks payment receipts instead of trusting the device. No system is perfect. If we ever find a breach that affects your data, we will tell you.
International transfers
Dan Cruz Homes operates from the United States, and the services above process data there.
Changes
If this policy changes in a way that matters, we'll update the date at the top and say so in the app or on the site.
